THE PROBLEM WITH MANUAL AS-BUILTS

Existing conditions change. Your documentation should keep up.

Tape measures, field sketches, and scattered photos leave critical gaps. One missed dimension can mean another site visit, delayed design work, and expensive rework.

Reality capture replaces assumptions with a complete, measurable record your entire team can revisit from the office.

A CONNECTED WORKFLOW

Walk the site once.
Use the data everywhere.

Capture complex spaces at walking speed, process the scan, and create the exact level of documentation your project requires.

  1. 01
    FIELD

    Scan

Walk through the site with a portable FJD Trion LiDAR scanner and capture geometry, imagery, and spatial relationships.

  2. 02
    DATA

    Process

Register, clean, colorize, and georeference the point cloud in FJD Trion Model software.

  3. 03
    MODEL

    Document

Extract measurements, floor plans, elevations, sections, CAD drawings, or BIM-ready references.

Give designers, contractors, and owners one dependable source of truth for coordination and decisions.

Building transformed from a real-world scan into an as-built digital model
REALITY → DIGITAL RECORD

MORE THAN A SNAPSHOT

A site record you can measure after you leave.

A registered point cloud preserves the geometry of the building at the time of capture. Return to the data for dimensions, coordination, scope verification, and design—without sending a crew back for every question.

  • Reduce return visitsResolve forgotten measurements from the desktop.
  • See the whole contextCapture rooms, systems, openings, and structural relationships together.
  • Coordinate with confidenceGive every stakeholder access to the same existing-condition reference.

BUILT FOR THE REAL WORLD

One workflow. Every existing-condition challenge.

01

Renovation & retrofit

Start design with verified walls, openings, services, and structural context.

02

Construction verification

Compare installed work with design intent and document milestones before close-up.

03

Historic preservation

Record irregular, ornate, and fragile environments without contact-heavy measurement.

04

Facilities & operations

Create a spatial baseline for maintenance planning, asset records, and future change.

COMMON QUESTIONS

Plan the capture around your deliverable.

The best workflow starts with the decisions your team needs to make—not a one-size-fits-all scan.

How accurate is LiDAR as-built documentation?+

Accuracy depends on the scanner, environment, control method, capture plan, and required output. Define your tolerance and deliverable before fieldwork so the workflow can be designed accordingly.

Can the data be used in Revit or AutoCAD?+

Yes. Registered point clouds can be exported in common formats for CAD and BIM platforms, then used as a reference for drawings and modeling.

What should be captured on site?+

Capture scope should follow the project need: architecture, visible MEP, structure, façades, roof areas, site context, or construction progress. Areas that are hidden or inaccessible cannot be documented by line-of-sight scanning.

Do I need specialist scanning experience?+

FJD Trion's portable workflow is designed to simplify field capture and processing. Training, good scan planning, and quality checks remain important for professional deliverables.
